When it comes to the homes we occupy – those structures that are not a fleeting fad (remember pet rocks and lava lamps?) and will have a substantial impact should be sustainable. The most simple way to make sustainable structures for the future is to create lasting, efficient homes, and commercial buildings from the very beginning. “Ninety percent of sustainability is done in the first ten percent of design,” says Jeffrey T. Long, AIA, Principal at Long & Associates Architects, who are in the process of completing their first LEED certified personal residence. “You can’t build a house half way and then decide [that you want it to be sustainable]. If you don’t use the best practices from the get go, you’ve shot yourself in the foot.” By including all participants from the beginning of the building process you can design and build with stellar products and practices. This theory even includes the deconstruction of an existing home. Companies such as Mokulua Woodworking ~ Mokulua Woodworking put their CGP certification to excellent use at this recently completed beachfront home. Located on Kailua Beach with breathtaking views of the Mokulua Islands and over 62 linear feet of beach frontage, this palatial 7,000 square foot home is truly on the edge of paradise. There are 5 bedrooms, 5.5 bathrooms, a large great room and kitchen which overlook the beach, an 80 foot lap pool and a 2 car garage. In the master bath and great room there is an integrated media station and the entire house is set up to accept MP3 inputs. Thankfully, this property will continue to flourish on the acreage because of the conscious and sustainable building approach initiated at demolition. The pre-existing house on the property was deconstructed and salvageable materials were re- used which meant that more than 70 tons of concrete were able to be recycled. Now, this luxury home includes the following eco-friendly features: Photo-voltaic system, Multiple Low-E windows for natural light and ventilation, Low flow plumbing, Energy star appliances, LED compatible lighting, FSC certified lumber and framing materials, Recycled steel frame, Low VOC paint, established thermal envelope for maximum energy efficiency, and Tech-shield incorporated in the standing seem aluminum roofing.
