However, when buyers are purchasing high- end ultra luxury homes, the quality of the decor encourages a reason for it to be included. If the furniture is designed for the home, then high-end buyers and sellers appreciate the continuity and retention of the design. In resorts, decor can vary from a standard color palate and style that satisfies buyers across the board, or can be geared toward an imaginary buyer who would appreciate specific island style, color palate, and appliances. “In some of the very high-end resort homes, there are many times custom furnishings from top design- ers,” said Kathy J. Christiansen, a top Big Island Realtor. “The seller usually understands and is fine with the fact that those are included. When the furnishings have actually been designed for the home, people want the whole package.” But whether it’s part of the original designer input on a home, or simply the owners own decor, there is a desire for furnished homes. “I don’t think it gives [a home] added value,” said Christiansen. “What I believe is that certain furniture can make the property marketable and more appealing so it can generate the offer more quickly.” Because it’s been found that a furnished home generates more interest, visually, sometimes it’s simply easiest to let a professional take over and create the illusion that a home is fully furnished. Not only is it easier to imagine living in a home that is outfitted - it’s even easier when the home does not have a design or decor that’s incredibly personal, and more compatible with potential buyers.
