Davis explains that they always set the table or counter which conveys the image of entertain- ing, and rolled up towels styled like presents create an inviting touch. Whether buyers are paying attention to the small or large details, it should all be captivating. “Sellers need to create a lasting impression right from the beginning - with high-impact focal points as soon as potential buyers walk through the door,” said Davis. “Staging the property for sale with beautiful fur- nishings, artwork, accessories and live tropical plants adds life, color and texture to and otherwise empty space.” Although staging materials are often purchased especially for the space, Davis sometimes works with the owner’s furniture and decor. This is a great method to encourage conservation which Davis also does by recommending the addition of sustainable materials to any sellers who undergo a renovation process before putting their homes on the market. Ultimately, no matter which materials or colors are utilized, filling a house with furniture provides a potential buyer with the vision of a home. It’s no longer an empty space with potential - the space has realized its potential. So if the furnishings in a home are there to be an example, provided for a rental, or part of a sale, there’s always a reason to include it. “In a hot market, staging a property for sale will command more money with less days on the market,” said Davis. “In a slower market, such as today, it is the staged property that will sell before the unstaged property, when everything else is pretty much equal [such as] price, location, and condition.” And really, the goal in the current market is simply to sell and sell quickly! So if you are are considering selling your second home, or high-end luxury estate, consider the added interest that fully furnished properties garner and let the market be your guide.
